Loan vs. HELOC on the same $50,000

Fixed certainty against revolving flexibility. Same inputs, honest lifetime cost. Full guide →

How the payment is computed

Standard amortization with monthly compounding: payment = P × r(1+r)^n / ((1+r)^n − 1), where r is APR ÷ 12 and n is months. Extra monthly payments skip straight to principal — $100 extra on $50,000 at 8.5%/10yr erases ~$4,600 interest and 20 payments. Full formula audit in Methodology.

Frequently asked

What is the payment on a $50,000 home equity loan?

At 8.5% for 10 years: ~$620/month with ~$24,400 total interest. Stretch to 15 years at 8%: ~$478/month but ~$36,000 interest. Use the calculator above with your rate and term.

How much can I borrow?

Home value × CLTV cap (usually 80%) minus mortgage balance. $450,000 × 80% − $280,000 = $80,000. The button “Use max at 80% CLTV” computes it instantly.

Fixed loan or HELOC for a renovation?

Single signed bid → fixed loan. Staged or uncertain costs → HELOC. Read the loan-vs-HELOC guide for the full breakdown.
