How HELOC math works here
Draw payment (interest-only) = balance × APR ÷ 12. Repayment = standard amortization of the drawn balance over the repayment term. Stress lines re-price repayment at +2% and +4% with no cap benefit — conservative on purpose. Full audit in Methodology.
Frequently asked
What will my HELOC payment be?
Draw phase: balance × monthly rate (interest-only) — $40,000 at 9% = $300/mo. Repayment: amortized over the repayment term — $40,000 over 15 years at 9% = ~$406/mo. The calculator shows both plus +2%/+4% stress lines.
Why do HELOC payments jump?
Borrowing freezes when the draw ends and principal comes due. Interest-only $300 becomes $406+ of principal + interest overnight — before any rate rise. Budget the repayment figure.
Should I choose interest-only or P&I draws?
Interest-only keeps draws cheap and flexible; P&I draws shrink the balance early and soften the repayment jump. If cash flow allows, pay principal during the draw regardless of the minimum.
